Garage conversion cost in Dallas-Fort Worth is driven by what the room will become (an office, a bedroom, or a guest suite or ADU with its own bath and kitchenette), how much work it takes to make the slab, walls and ceiling livable, whether plumbing has to reach the space, how it is heated and cooled, and the permits it needs. The walls and roof already exist, which is where a conversion saves against building new.
A garage is built to park cars, not to be lived in, so the money goes into closing that gap. This guide explains each part of the job, what the city looks for, and when a conversion is worth it. To price your garage, get in touch with our team.
Garage conversion cost by what the room becomes
The finished use sets the scope more than the size of the garage does.
Office, gym or playroom
Insulation, drywall, flooring, lighting, outlets and climate control. No plumbing, so the scope stays modest.
Bedroom
Everything above, plus an emergency escape window, smoke alarms and a closet. A bathroom nearby, or a new one, changes the scope.
Guest suite or ADU
A full bath and a kitchenette bring drains, water heating and more electrical. This scope comes closest to building a small home.
Making a garage livable: where the money goes
- The floor. Garage slabs are usually lower than the house and often slope toward the door so water drains out. The floor is leveled or built up on a raised subfloor, with a moisture barrier, so the room meets the house without a step.
- Walls and ceiling. Garage walls and ceilings are often uninsulated. They are insulated, drywalled and finished to match the rest of the house.
- The garage door opening. It is framed in as a wall, usually with a window or a door, and finished outside to match the siding or brick.
- Heating and cooling. The existing system may be extended if it has the capacity; otherwise the room gets its own unit.
- Electrical. Garages typically have few outlets on one circuit. A living space needs outlets, lighting and circuits sized for how it will be used.
- Plumbing. A bathroom or kitchenette needs drains, and on a slab that means cutting a trench to reach the existing sewer line.

Garage conversion vs. room addition
| Question | Garage conversion | Room addition |
|---|---|---|
| Foundation and roof | Already there; the slab is adapted | Built new and tied to the house |
| Footprint | No change to the house's footprint | Adds footprint, limited by setbacks |
| What you give up | Covered parking and garage storage | Yard space |
| Design freedom | Shaped by the existing garage | Size and layout drawn from scratch |
| Permits | Change of use to living space | New structural construction |
For the other side of this comparison, our room addition cost guide covers foundations, matching the house and second stories.
Garage conversion permits and code
Turning a garage into living space changes its use, so it is permitted work, and the room has to meet the rules for habitable space: insulation, light and ventilation, ceiling height, and, for a bedroom, an emergency escape opening and smoke alarms. Each city in the area runs its own permit office; in Dallas every permit goes through the city’s DallasNow portal.
Check two more things before design: whether your city or HOA has rules about keeping covered or off-street parking, and whether an HOA approval is needed for exterior changes where the garage door was. A conversion done without permits can cause trouble when you sell; done with them, it is part of the house’s record.
Is a garage conversion worth it?
It is worth it when you need a room more than you need the garage, and when the space is shaped to fit the use. It is a weaker fit when your street has little parking, when buyers in your neighborhood expect a garage, or when the room you want needs more space than the garage holds; then an addition may serve you better.
Questions homeowners ask about garage conversion cost
What does it cost to convert a garage to a bedroom?
A bedroom conversion costs more than an office conversion of the same garage, because it adds an escape window, smoke alarms and a closet, and usually better climate control. Adding a bathroom to it brings drain work through the slab. The total comes from that scope priced for your garage.
How does ADU cost compare with a garage conversion?
An attached ADU in an existing garage follows the conversion costs above, with a full bath and kitchenette on top. A detached ADU is new construction: foundation, framing, roof and utilities run across the yard, so it prices more like an addition.
Plan the conversion first
The work that makes a garage livable is decided before the first wall is framed: the floor height, the insulation, the climate system and the permits.
