Prewar bungalows to new builds: where a Dallas remodel starts
Dallas homes span a remarkable range, from prewar bungalows in Lakewood and the M Streets to mid-century ranches and new urban builds. That variety is exactly why a planning-first approach matters: every remodel here has to respect the home's era while delivering modern function.
The Census Bureau's estimates show how old that stock runs. The median Dallas home was built in 1980, against 1993 in Plano and 2009 in Frisco, and about 35% of Dallas homes predate 1970: 10% before 1950, 13% in the 1950s and 12% in the 1960s.
In a house from the 1950s or 1960s, settle in planning what sits behind the plaster or drywall: original wiring, drain and supply lines, and framing that has to carry a new opening. Settle those questions in planning so they are priced before demolition; our guide to why remodels go over budget explains why that order matters.

Permits for a Dallas remodel: DallasNow and the city's codes
The City of Dallas runs permits through DallasNow, its land management system that puts permitting, planning, platting, inspections and engineering in one online portal. Remodels and additions to a house go in as a residential alteration and addition permit, and documents, payments and status checks all go through the portal.
Dallas enforces the 2021 International codes with its own Dallas amendments, effective May 12, 2023, including the 2021 International Residential Code with Dallas amendments; the electrical code is the 2020 National Electrical Code with Dallas amendments. Which parts of your scope need a permit, and what the drawings must show, is settled during planning, before the schedule is fixed.

Remodeling a house in a Dallas conservation district
Some Dallas neighborhoods are conservation districts, set up by ordinances the neighborhood helped write, with minimum development and architectural standards. They include Lakewood (CD 2), M Streets Greenland Hills (CD 9), M Streets East (CD 11), Belmont Addition, Kessler Park and Vickery Place, among others.
Work in these districts goes through the city's Conservation District Work Review application, and city staff recommend a consultation before submitting additions, exterior remodels and new structures. For a remodel or addition the application asks for scaled elevations and plans, a site plan, a survey and photographs of the existing house; replacement windows need photos of each window and the product details. Read your district's ordinance before designing an addition.
- Lakewood is CD 2
- M Streets Greenland Hills is CD 9; M Streets East is CD 11
- Additions and exterior remodels: staff consultation recommended
- Work review needs elevations, site plan, survey and photos

The project involved remodeling our bathroom and part of the hallway. The team worked efficiently and kept disruptions to a minimum. They were organized and made sure materials were handled properly. The final look is clean and updated, exactly what we were hoping for.

Bathroom and hallway remodel · May 2026
We had Eilon and his team remodel our master bath. New shower, tub, vanity, tiled floors, etc. This project took over three weeks but we are very happy with the result! Eilon checked in on the progress three or four times a week and a special thank you to Avilla who did the majority of the labor as well as Stav for her design expertise.

After speaking with several remodeling companies and contractors, we chose Global Green Solutions and they did not disappoint. Ari and his team took my vision and made it even better than I could have imagined. They removed a wall and completely remodeled my kitchen in 2.5 weeks. Their professionalism was a 10. Their work and craftsmanship was a 10.5! I would highly recommend and will use them for future projects moving forward!
