Septic and your remodel

Why a Lucas remodel can need a septic review

In Lucas, the application for a remodel or addition permit includes septic impact approval from Collin County Development Services, and a new home needs a stamped copy of its septic application. That county step comes before the city permit, so it belongs at the start of the schedule.

Ask Collin County Development Services early whether your project needs that review, especially if it adds a bathroom, a bedroom or a kitchenette, and settle the layout before finishes are chosen. Our bathroom remodeling page covers the rest of the scope.

  • Plumbing rough inspection when plumbing is added
  • New foundation: pre-pour inspection by the city and the builder's foundation engineer
  • Frame inspection covers building, plumbing, electrical and mechanical roughs
  • At final: county septic approval, termite report, grading approval, energy report

Lucas homes

Lucas homes in numbers

Lucas is a small city of about 2,800 homes, and by Census estimates 90% are owner-occupied. Its housing is spread across five decades: the median home was built in 2002, with 31% from 2010 or later, 26% from the 2000s, 17% from the 1990s and about a quarter older than 1990.

That spread means a Lucas remodel can be a refresh of a recent house or a full update of a 1970s one. The planning step sorts out which, room by room, before a budget is set.

Lucas permits

Lucas permits and codes

The City of Lucas has adopted the 2024 International codes and the 2023 National Electrical Code. A remodel of or addition to a house requires a permit, applications go through the MGO Connect customer portal, and incomplete submissions are not accepted.

Contractors register online for each licensed trade, and the city will not accept plans until every contractor on them is registered. Accessory buildings over 200 square feet, such as a detached garage, a workshop or a covered patio, need their own building permit.

The project involved remodeling our bathroom and part of the hallway. The team worked efficiently and kept disruptions to a minimum. They were organized and made sure materials were handled properly. The final look is clean and updated, exactly what we were hoping for.

Bathroom and hallway remodel · May 2026

We had Eilon and his team remodel our master bath. New shower, tub, vanity, tiled floors, etc. This project took over three weeks but we are very happy with the result! Eilon checked in on the progress three or four times a week and a special thank you to Avilla who did the majority of the labor as well as Stav for her design expertise.

Master bathroom remodel · April 2025

We fully renovated the primary and guest bathrooms. The primary going for just the tub area making it bigger and more safe getting in and out of. We are truly grateful for the team we came across. Everything was done in a good timely manner. They do amazing work and there very respectful. I have nothing but good things to say about them.
