McKinney homes

McKinney homes: mostly new, with a historic core

By Census estimates the median McKinney home was built in 2006, with 38% from 2010 or later and 34% from the 2000s. Older houses are a small share, about 8% built before 1980, but McKinney protects its historic neighborhoods with a preservation office, local historic markers and a tax exemption zone.

For a 2000s house, a remodel is mostly about layout and finishes. For a house that qualifies as historic, it is also about keeping original windows, siding and doors, which is exactly the kind of work McKinney's preservation incentives are meant to encourage. If you are planning an addition to either kind of house, our room additions page covers the build.

Historic Neighborhood Improvement Zone

Tax exemptions for remodeling an older McKinney home

McKinney's Historic Neighborhood Improvement Zone (HNIZ) gives property tax exemptions, on land and building improvements, to owners who invest in houses inside the zone. Under the March 2022 amendment the house must be owner-occupied, the exemption runs a consistent 10 years, Level 1 (a 100% exemption) needs a house at least 50 years old and a verified investment of at least $10,000, and Levels 2 and 3 need a house at least 40 years old.

Approved owners reapply with the Collin Central Appraisal District each year by April 1, and the city's historic preservation office looks at each exempt property every January. If you own an older house in the zone, check the HNIZ boundary map and the application checklist before the scope is final, because the exemption is based on verified investment.

McKinney permits

Permits and building codes in McKinney

On October 1, 2025, McKinney adopted the 2024 International Residential, Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation and Fire codes, with local amendments. The city's building inspections page also notes that the 2026 National Electrical Code is in effect by state law from September 1, 2026, so electrical work in a remodel is designed to that edition.

Residential permits are applied for through McKinney's online permit portal, and contractors register with the city before they pull permits. Build plan review into the schedule: selections and ordering can run while the permit is reviewed.

After speaking with several remodeling companies and contractors, we chose Global Green Solutions and they did not disappoint. Ari and his team took my vision and made it even better than I could have imagined. They removed a wall and completely remodeled my kitchen in 2.5 weeks. Their professionalism was a 10. Their work and craftsmanship was a 10.5! I would highly recommend and will use them for future projects moving forward!

Kitchen remodel with wall removal · December 2024

What started out as a shower head that wouldn’t turn off, turned into a bathroom and kitchen remodel. Vlad was great to work with. He kept me updated on information he received and addressed all of my questions and concerns. Will contact him again when I decide to do another project.

Bathroom and kitchen remodel · June 2024

We hired this company to add a second story to our home, and the results have exceeded all our expectations. They handled everything from the design to the construction, ensuring the addition blended seamlessly with the original structure. The new space includes two bedrooms and a full bathroom, and every element was crafted with care. The team was punctual, professional, and communicated with us regularly to keep us informed. Their craftsmanship is top-notch, and the extra space has completely changed the way our family lives. We’re so grateful for their hard work and can’t recommend them enough.

How it works

How a McKinney project runs

The four steps behind every project, with McKinney's permit and incentive timing built in.

  1. 01

    Consultation

We meet at your McKinney home, look at its age and layout, and talk through goals and budget.

  2. 02

    Planning & Design

We plan scope and design; for an older house in the HNIZ, this is when to check the program before the scope is final.

  3. 03

    Pre-Construction Preparation

Selections and pricing are confirmed, materials ordered and the permit applied for through the city portal.

  4. 04

    Build & Final Walkthrough

We build to the approved plans, pass the city's inspections, and walk the finished work with you.

The full method is on our planning-first process page.
