Our Planning-First Remodeling Process
Our planning-first remodeling process has four steps: consultation, planning and design, pre-construction preparation, and the build with a final walkthrough. Scope, budget, schedule and selections are confirmed before construction begins.
Consultation
We listen to your goals, walk your space, and align on vision, priorities, and a realistic investment range, with no pressure and no sales pitch.
Planning & Design
Our team develops the plan and design around how you live, your budget, and your timeline, refining layouts and ideas until they are right.
Pre-Construction Preparation
Before construction, we finalize every selection, confirm line-item pricing, order materials, and prepare the schedule, which keeps decisions out of the middle of the project.
Build & Final Walkthrough
We build with care and craftsmanship, communicate throughout, and finish with a detailed walkthrough to make sure everything is exactly as planned.
What You Have in Hand Before Construction Starts
By the end of pre-construction preparation, these are settled. This is the difference between a planned remodel and one worked out on site.
A defined scope
Each room and each task in the project is defined, so the crew builds what you agreed to.
Line-item pricing
A clear price for each part of the work, confirmed in pre-construction rather than estimated as the job goes.
Final selections
Cabinets, counters, tile, fixtures and finishes are chosen and confirmed instead of decided mid-project.
Materials on order
Materials are ordered ahead, so deliveries are part of the schedule rather than a reason to stop work.
An agreed schedule
The start date and the order of work are set with you before construction begins.
Permits in the plan
Where the work needs a permit, permitting and inspections are part of the plan, as on room additions and ADUs.

Planning Is What Removes the Stress
No surprise change orders
Decisions and pricing are locked before we start, so the budget you approve is the budget you pay.
A schedule you can trust
Materials are ordered and sequenced in advance, so the timeline is realistic and held.
Calmer, clearer projects
One point of contact and regular updates mean you always know what's happening and what's next.
